Water Meter Replacement Project – Cornerstones MUD

Beginning Tuesday, February 3rd, 2026, Cornerstones MUD will begin a residential water meter replacement project. This project involves replacing older water meters with new smart meters.

Water meters measure the amount of water delivered to each customer. Upgrading to smart meters will improve reading accuracy, reduce maintenance needs, and allow customers to better monitor their water usage.

After installation, customers will be able to view their water usage data through the EyeOnWater platform, which includes:

  • Easy-to-understand graphs
  • Custom alerts, including potential leak detection
  • A secure online portal
  • A consumer smartphone app

Frequently Asked Questions

  1. How much will the new meter cost me?
    There is no charge for the new meter.
  2. Are the new meters the same as the ones being replaced?
    No. The new meters are compatible with an upgraded AMI system, provide improved accuracy, and replace meters that have exceeded their useful life.
  3. Who will install the meters?
    Accurate Meter & Supply will perform the meter replacements. All crew members will wear identification badges. Installation will take place over the next few months.
  4. Will my water service be interrupted?
    Yes. Water service will be temporarily interrupted for approximately 15–30 minutes during the meter replacement.
  5. Do I need to be home for the installation?
    No. Most work will be completed Monday–Friday between 7:00 a.m. and 5:00 p.m.
  6. Is there anything I need to do after my meter is installed?
    Yes. Before using water, please flush your lines by running a cold-water bathtub faucet for 3–5 minutes or by using an outside faucet.
  7. Will my water bill increase?
    Possibly. Older meters can lose accuracy over time and may under-register water usage. The new meters provide more accurate readings, which could result in a higher bill for some customers.

Notice of Public Hearing on Tax Rate – October 21, 2024

The Cornerstones Municipal Utility District (MUD) has scheduled a public hearing regarding the proposed tax rate for the year 2024. This hearing will take place:

This is an important opportunity for property owners to gain insight into how their taxes may change based on the proposed tax rate. While individual property taxes may increase, decrease, or remain stable, the actual change depends on both the new tax rate and any changes in property values relative to other properties in the area.

Tax Rate Analysis

The proposed tax rate for 2024 is $0.24250 per $100 of property value, which is a decrease from last year’s rate of $0.25750 per $100.

This represents a 5.82% reduction in the rate. Despite this decrease, the average appraised value of a residence homestead has increased from $385,400 last year to $420,331 this year.

Due to the combination of a lower tax rate but higher appraised values, the estimated tax on an average residence homestead will increase from $793.92 last year to $815.44 this year. This results in an average tax increase of $21.52, which is a 2.71% increase in annual taxes.
